Ashley's in labor. Rachel's bridal shower is Aug 7. We went out and looked at the house today.
It's way out in the middle of nowhere. Way out. Nowhere. Really far from...anything, especially work. There's almost a mile of gravel road before the driveway. That's after driving half an hour out into the middle of nowhere.
It is a manufactured house, not a mobile, and it's pretty nice. The land...needs work. Lots of work. The "barn" actually isn't, but can be converted to one - it'll take a bit of work to put in a stall and a hayloft, but it's not impossible. We'll have to clear pretty much all the land - all 11 acres. It's only really wooded on the property borders, the rest is thick weeds and whatnot. Parts of it are fairly hilly. We'll have to clear three or so acres and fence it in for the monster horse first.
Because of the state of the land, we're going to offer about 15K less than the asking price. I don't want to go much higher than that. We're also looking into getting one of Erik's squadmates as a roommate - there's plenty of room. Most of the furniture that the place comes with is going to have to go. Fugly, and with three kitchen tables, the last thing I need is two more. There's a distinct lack of both front and back porch the listing claimed.
Our realtor had two more showings today, but she's going to try to find out a few things for us like the appraised value of the house and the land, and if there are any other bids on the place (and what they are, if the other realtor cooperates). If things work out, we'll be filling out a contract tonight or tomorrow.
